Alabama Power shoreline permitting: Lay Lake is an Alabama Power reservoir, and piers, boathouses, seawalls, dredging, and shoreline vegetation removal fall under their Shoreline Management Plan. We handle the permit process alongside county building approvals so the dock schedule does not hold up the house.
  2. Sloped lots and elevated foundations: Most lakefront parcels drop hard toward the water. That means engineered footings, retaining walls, and stepped foundations rather than a simple slab - and it means the driveway and utility runs need to be designed at the same time as the house, not after.
  3. Water, humidity, and sun exposure: Lake-facing elevations take relentless afternoon sun and constant moisture. We specify materials accordingly: fiber cement or treated siding, hidden fastener composite decking, stainless and hot-dipped galvanized hardware, and ventilated crawl spaces that will not trap damp.
  4. Seasonal water levels: Alabama Power draws the lake down in the winter. Dock, seawall, and shoreline work is far easier and cheaper in that window, so we schedule waterfront scopes around the drawdown rather than fighting full pool.
