What Counts as a Custom Project
Our custom work generally falls into one of four buckets. Most projects touch more than one.
- Purpose-built rooms: Home offices with real acoustic separation, home gyms with reinforced floors and proper ventilation, media rooms, libraries, safe rooms, craft and hobby workshops, music rooms, and wine storage.
- Detached structures: Guest cottages, pool houses, garage apartments, backyard studios and offices, workshops, barns, and covered pavilions - including the slab, utility runs, and permitting they require.
- Built-in millwork and carpentry: Custom cabinetry, floor-to-ceiling shelving, window seats, mudroom lockers, coffered and beamed ceilings, wainscoting, mantels, and interior and exterior staircases.
- Structural problem-solving: Removing load-bearing walls to open a floor plan, correcting failed framing or foundations, raising ceilings, adding dormers and skylights, and reworking circulation in houses that were added onto badly over the years.
How a Custom Project Actually Runs
The reason custom work goes wrong is almost never the carpentry - it is the unknowns. Our process is built to surface those early, while changing course is still cheap.
- Site walk and feasibility: We come out, look at what is actually there, and tell you plainly what is possible, what is possible but expensive, and what is not worth doing. If a wall cannot come out without a beam and a new footing, you hear it on day one, not in week three.
- Design and engineering: We develop drawings and, where the scope requires it, bring in a structural engineer. For anything involving load paths, spans, or a change to the building envelope, this step is not optional and we will not skip it.
- Detailed, itemized pricing: You get a scope and a number, broken out by trade, with allowances stated in writing. No lump-sum mystery figure that leaves room for surprises later.
- Permitting and approvals: We pull the permits and handle jurisdiction-specific requirements, including HOA and architectural review submittals in neighborhoods that require them.
- Build and weekly reporting: One project manager, a published schedule, and regular photo updates. Change orders are priced and approved before the work happens.

A good share of our custom work starts as something else. A client books a kitchen remodel and ends up with a custom banquette and a butler's pantry built into what used to be a closet.
